Great news about the space! Sometimes the best deals are the ones you find by accident. Worked for me in reverse once. My friends and I were going to rent a restaurant from a pizza shop owner across the street that he had just bought. When he found out how cheap our insurance was going to be (even with a liquor license), he pulled the building and opened his owner full fledged Italian restaurant. Oh well.
