工作人员科普了一番，第一代商场是服装时尚，第二代加入了餐饮，第三代能看电影娱乐内容，第四代是内置主题公园，比如万达摩天轮公寓或者正佳的海洋世界。
说好的看房，居然给我讲一堆商业设计？？终于让我坐下来，还没介绍格局朝向，竟然是第二轮科普🤣🤣🤣🤣
公寓有一半商业属性，居住感觉并不理想，于是有专业机构和公寓开发商合作，从业主手里返租，并且每月有保底租金返还给业主，预计6年就能令一间48方的公寓回本。
而街道上商铺租金太高，普通商户很多无法承受，大家变相寻找入住率高的公寓，实行“楼上铺”模式，把美容、拍摄等Studio开到楼上去，以此降低租金成本，更营造较为高端的氛围，毕竟麻辣烫是上不去的。
可能手互联网营销影响，实体行业6年回本周期实在太长，若是放在互联网行业，一年半载就能杀出一间黑马公司，不需6年也能结束很多企业。
今天的传统行业确实不易，互联网其实也是。
