Yea ours is pretty good. He and his family plan to eventually move back into this house so they want to make sure stuff gets fixed quickly and right. But right now they live in South Africa so we are on the hook for getting everything fixed and such and we just take the total out of the next months rent... Its nice to not get hit with stuff, but we still do all the leg work!

That's a unique situation to be in. There are pluses and minuses to it. If it works for you though, then good for you. Hopefully the fix isn't too complicated.
