It looks like housing prices have just crested over the peek.
Just started to turn down.
By why hasn't the crash come yet? Interest rates are more than double what they were a few short years ago.
The reason is because, although there is less buyers (people who can afford houses today at the higher interest rates) there are also few houses on the market (why sell when i have this immensely awesome rate).
And home prices would stay in the stratosphere if this grid lock would stay in place.
However...
- Foreclosures are coming
- Boomers are leaving
- And the VAXXXed will be leaving empty houses
- Mostly peaceful food riots coming to the suburbs
Foreclosures are coming
People are currently using their credit cards to buy food.
And when this happens, there is not much time before they cannot pay for their lifestyle.
Many of these people will have their house sold out from under them by the banks.
The banks are already gearing up for this. Finding people that can manage the foreclosure legal stuff, and then the sale (auction) afterwards. (this is a great growth industry if you are already into finance/accounting... but i personally would hate the job)
Anyway, there is going to be a lot of houses on the market (or bought up by blackrock)
Boomers are leaving
Either to care homes or mortuary plots.
And this will put a lot of houses on the market.
Do not bet against demographics (and after the boomers leave, it will leave a giant hole in our economy)
More than one quarter of the houses are owned by them, and often two.
And these will flood onto the market

The news is trying to make Myocarditis normalized. However, what they aren't telling you, is that this heart condition doesn't mean you get to live a long life, while taking some medication, and being sure not to get your heart rate up, no, this is a disease that means you will have a much shorter life. Usually 5 years short.
So, there is going to be a LOT of suburban housing hitting the market.
Or just sitting empty with its former occupant still in the front room.
Mostly Peaceful Food Riots
And the kicker, the thing that will make suburban housing really drop in value is the coming food riots.
After this point, you won't be able to pay people to live in, or around the cities.
Vast swaths of housing developments will lay empty.
Until some enterprising young adults come and dismantle them for everything that can be salvaged.
So, do not listen to people who say houses are going to crash, so get out of the market, and save up cash to buy at the bottom. There will not be a bottom. There will no longer be a suburban housing market.
There will be a demand for houses with gardens and green houses.
So, maybe get into those.
However, you may need to be looking at bartering them off.
Because the monetary system is probably going to crash with all of these mortgage and CC defaults.
