I'be been in property for 20 years myself, a massive property group. I'm a licensed Land Agent too, owned my own development company and all. I'm still in the role but at executive level now. I'd rather be camping, but still have to work unfortunately. Lol.
You did go all the way with it but it's a very tough market at the moment no one renting or buying over here with no tourist in the country the market has dropped over 90% only the rich are snapping up all the bargains and i think it would be like this all around the world at the moment i would say a couple more years before it gets back to normal.
At the moment for example in Pattaya on Jomtien beach which is like the Gold Coast QLD you can by a beach view 2 bedroom apartment across the road from the beach fully furnished top of the line accessories for about 120k to 150k AUS Dollars and one bedroom from 50k to 80k AUS Dollars many bargains going on right now but no buyers 😨
It's been good to me I guess and I can't complain too much.
Wow, that sounds cheap! I wonder what the requirements are for a foreign person to buy...Me for instance?
The market is pretty good here currently although I think it will decline. Low supply is driving prices in the sale segment but I think that will turn around and there'll be a glut which will see prices fall. The government stimulus will stop eventually too so...Trouble-town is on the way.
Rentals seem strong in the residential area...We have thousands that the team manage, most rent quite quickly, one to two weeks and for about what we expect. We manage billions of dollars of commercial property too and that's where the lag is; Tenants unable to pay rent through covid restrictions on opening...It's not going to end well.
Of course, things will pick up, it's just a matter of when...And in the meantime the rich will get richer through preying on other people's misfortune.
I've not spent much time in Thailand, only went to Phuket a few times. Liked it though.
That is good to hear that it's been good to you and i think Adelaide is doing better the Sydney and as you say it's a buyers market for the rich and same what is happening here the rich are getting richer by preying on the people's misfortune.
For a foreigner to buy a condo over here needs to show and prove that the money has come from his country and he can buy a condo outright over here and own it fully in his or her name without any commitments to any Thai people or departments is that easy 🙂
Was getting to old to be pulling out motors and gearboxes out of cars needed a easier life and found it here and loving it 🙂 👍
