It's important to understand that Florida's tax system is complex, with the state itself not directly collecting property taxes—local county and city governments do. To ease tax burdens, residents benefit from homestead exemptions, which historically shielded a significant portion of property value from taxation.
However, over time, these exemptions have shrunk relative to home prices. Currently, the advertised $50,000 exemption covers considerably less of a typical homeowner's property value than it did in past decades. For an average $400,000 home, the exemption only reduces the taxable amount by approximately 13%. Furthermore, the exemption applies differently to school and local taxes, often leading to misconceptions about the actual savings.
