Covid has destroyed the tourist market - borders tightly closed for 6 months + and even Thai nationals struggling to return. You can buy a NEW apartment (about 35 sqm) freehold in trendy Nimmanheiman (Chiang Mai) right now for around USD $30,000.

Wow, that's nuts. I spent about 4 months in CM near the south side of the gate, and I only spent ~ $285/mo w/ full utilities + guard-gated community....30k is fucking NUTS.

I need to get back out there ASAP!!

WOW that would be amazing! I stayed at a few hostels there, and used to hang out at the coworking places there (Koh-Space and the other one, Maya, I think?) - I would soooooooooooooo love to come back.
