The first scenario is kinda funny how it happened. Plastic everything now a days. You got really lucky on the second one, as bad as it was, it could’ve been much worse.
I did a total bathroom gut a year ago for someone because the entire ceiling from their living room came down from leaking walls in the tub/shower. There was so much black mold it was nuts.

The first scenario is what seems to be the norm nowadays, I mean moving countries and houses quite a bit in the past decade, I've seen a huge decline and we can be grateful for our landlady to order a new airco recently while we patiently wait for her to fix all the blinds because they have broken down one by one. Why? Simply because they can't take this much wind, she needs to pay up and buy quality, which is probably where the issue lays.
It would not surprise me if in the end our ceiling does the same because we too have water damage (older issues before we moved in) and I notice more wet spots every month even though the weather is getting hot already, which normally would dry things up. I don't even want to know how bad it really is, lol.
This is not an exception, the only luck we have in this home is that we have windows in all rooms (besides bathrooms) and we can open them together so there's airflow, which was not the case in the old home so at least we have that ;)
Doesn't help for moldy build-in wardrobes and kitchen cabinets though, I think I discovered another leaking sink in the kitchen today (not big but it's there) and I'm afraid to tell her but she knows because I see they have patched it up several times already (for real).
