Hoy os traigo una de mis grandes pasiones y no es otra que la rehabilitación de edificios. Como ya sabéis aquellos que habéis leído mis anteriores post en esta comunidad, me apasionan esos edificios de techos altos y grandes espacios que se hacían hace ya muchos años y que hoy en día, están en una gran mayoría muy deteriorados.
Today I bring you one of my great passions and it is none other than the rehabilitation of buildings. As those of you who have read my previous posts in this community already know, I am passionate about those buildings with high ceilings and large spaces that were built many years ago and that today are mostly very deteriorated.
Afortunadamente, hay subvenciones y ayudas para la rehabilitación de estas estructuras y son muchos los ayuntamientos que están dando auge a que se rehabiliten los edificios de los cascos antiguos ante la demolición y construcción de proyectos novedosos que no resultan atractivos en los cascos antiguos o más bien, no encajan en el mantenimiento del entorno.
Fortunately, there are subsidies and grants for the rehabilitation of these structures and many local councils are encouraging the rehabilitation of buildings in old quarters in the face of the demolition and construction of new projects that are not attractive in the old quarters or rather, do not fit in with the maintenance of the environment.
Dicho esto, no hay más que expresar o delimitar algunos de los pros y contras que vamos encontrando a la hora de llevar a cabo este tipo de trabajos puesto que si por positivo podemos decir que las estructura previa la tenemos y el diseño de fachadas ya es algo decidido.
La estructura e instalaciones, suele ser una verdadera azaña.
Having said this, there is no more than expressing or delimiting some of the pros and cons that we find when carrying out this type of work since, on the positive side, we can say that we already have the previous structure and the design of the façades is already something decided.
The structure and installations are usually a real feat.
En su mayoría este tipo de edificios están muy deteriorados por no decir que son un peligro. Lo primero que se lleva a cabo es la supervisión del mismo, todos los trabajos de mantenimiento son un verdadero proceso de normativas y entresijos para que todo tenga una serie de beneficios y por supuesto, el proyecto quede a la perfección, en cuanto a prevención de riesgos.
Most of these types of buildings are very deteriorated, not to say that they are a danger. The first thing that is carried out is the supervision of the same, all maintenance work is a real process of regulations and intricacies so that everything has a series of benefits and of course, the project is to perfection in terms of risk prevention and so on.
No es lo mismo trabajar en una obra nueva, la cual la mayoría de los trabajadores tienen muy claro los procesos a seguir que en una obra ya existente en muy malas condiciones y teniendo en cuenta que hay zonas que no se pueden tocar. Tales como fachadas, patios interiores, vidrieras y demás aspectos de nivel decorativo que queremos mantener.
It is not the same to work on a new building site, where most of the workers are very clear about the processes to follow, as it is to work on an existing building site in very bad conditions and taking into account that there are areas that cannot be touched. Such as facades, interior patios, stained glass windows and other decorative aspects that we want to maintain.
En su mayoría, se realiza el proyecto en el estudio y vamos dejando toda la cartelería de objetos importantes intocables. Esto es uno de los pasos primordiales a la hora de que no se deterioren aún más detalles y molduras de la época, ya que son pieza de un gran valor en el proyecto de rehabilitación y que por descontado, dan el enfoque. En mi caso como delineante, suelo hacer una gran cantidad de distintos carteles para la demolición de lo que hay que quitar y lo que bajo ningún concepto podemos tocar en obra.
For the most part, the project is carried out in the studio and we leave all the signage of important objects untouchable. This is one of the most important steps in order to avoid further deterioration of details and mouldings of the period, as they are an important part of the renovation project and, of course, provide the focus. In my case as a draughtsman, I usually make a large number of different signs for the demolition of what has to be removed and what under no circumstances can we touch on site.
Molduras que por supuesto pasan a manos de escayolistas que con sus mañas y estudiadas técnicas, dejan en perfecto estado.
Vidrieras que se tiene que quitar en la gran mayoría de los casos para pasar a talleres donde hacen los trabajos de carpintería metálica y pasan a ser una pieza inconfundible dentro del diseño.
Mouldings that of course pass into the hands of plasterers who, with their skills and studied techniques, leave them in perfect condition.
Stained glass windows that have to be removed in the vast majority of cases to go to workshops where they do the work of metal carpentry and become an unmistakable piece within the design.
Hoy os traigo una serie de capturas de una de estas obras. Una serie de capturas en las que se ven a la perfección los detalles arquitectónicos que he comentado previamente y la gran importancia que tienen a la hora de una rehabilitación guardando todo el respeto y el diseño que tubo en su día.
Today I bring you a series of captures of one of these works. A series of captures in which you can see perfectly the architectural details that I have commented previously and the great importance that they have at the time of a rehabilitation keeping all the respect and the design that it had in its day.

The rehabilitation of buildings is something I will always appreciate, the works deserve to live forever and do their best to keep them standing for a long time.

I shared the same sentiments about preservation and rehabilation of architectural heritage. Being able to preserve old architecture using modern retrofitting techniques is something to look forward.
