The average price in my State, for a 3 bedroom, 2 bathroom house is mid $500,000 so yeah, it's a bit high for a first time buyer but it's on 2000m2 of land and a hills-face location. We'll see if they can manage it. It's a nice place, needs some work, but could be a good option.

Interesting. Houston median 3-2 single family home price is $196,000 ($272,000 AUD), in 2020. But it’s highly variable across zip codes for a large city as you understand I am sure.

We've been experiencing somewhat of an uptrend currently and with all the urban infill, new townhouse and row style properties, prices are on the up. It's a bubble though, and will rectify at some point.
