Right now you can get deals on homes, like I believe homes are 25% overpriced, would you wait for it to come down 25% and for rates to drop? In that case you will be competing against everyone else for a limited supply. I think it is a better deal to offer people 25% under their listing price and buy now when you can get exactly what you want... That is what I did.

I got $550k discount from the listing price :) So fingers crossed, but it is my dream retirement home so I am not planning to sell it...
