Land is the solid part of the earth's surface where most plants or crops grow. It is a reservoir of nutrients and mineral salts for plants.
However, Lands can be used for the development of buildings, roads, recreational packs, schools and churches. Land is a measurable entity which can be divided and subdivided into parcels or portions by both the mathematical and technical processes of surveying and cartography. Lands, in a large perspective include lakes, stream, river, sea and ocean as well as hills, mountains and valleys which are also useful to man. Lands can undergo various transformations and developmental processes as desired by man. Consequently, a land is said to be developed when there exists a physical improvement on the land. Such improvements include roads, water pipelines, electricity lines, buildings, presence of ornamental trees,fencing/walls and so on.
It can also be transformed with the installation of irrigation facilities for all year round agricultural productions and reclamation processes. The presence of these facilities on a land enhances the value of the lands and increases its potential for agricultural, commercial, industrial and residential purposes. Land is said to to undergo an improvement when there is a quality permanently attached to it which attracts some expenditure by the land vendor or the land purchaser.
Importance and Uses of Land
Generally speaking, an improvement of a parcel of land increases the productivity capacity and the utility of the land. Land is regarded by many as a source of income and human wealth due to the following reasons;
It is used in agricultural productions, for the production of varieties of crops.
It attracts income via rentage or outright crops.
It can be used to sort loans from individuals and banks.
It is a source of building materials such as sand and gravels which can be sold at any time.
It stores natural minerals like coals, tins, zinc, bauxite, crude oil and so on which can be extracted for an income.
It provides forest products such as timber, firewood, herbs and so on which as well be exchanged for money.
The most valuable resource to mankind is land. Why? Because it provides food, medicine and fibre. It is also a mixture of organic and inorganic materials. The focus of every economy is the sustainable use of land.
