Same. There are certain things I just won't tackle anymore. I think as we get older we're more astute about our "known unknowns". Oh no! Thankfully our ceiling didn't collapse but it probably would have if we didn't gave someone put a tarp over the chimney right away when the crown failed. Thanks!
