Saludos cordiales amigos de Hive. En esta ocasión quisiera compartirles sobre el tema de "Filtraciones de Techo", este es un dolor de cabeza para muchos, sobre todo cuando el presupuesto para realizar las reparaciones es bajo.
Cuando las viviendas o edificios están recién construidos generalmente son entregados sin fallas, por lo menos las que normalmente son más visibles; sin embargo a medida que pasa el tiempo, podemos notar debilidades que se originaron desde un principio y aparte de eso, la falta de mantenimiento preventivo también influye.
Best regards, Hive friends. On this occasion I would like to share with you on the subject of "Roof Leaks", this is a headache for many, especially when the budget for repairs is low.
When houses or buildings are newly constructed, they are generally delivered without failures, at least those that are normally more visible; However, as time passes, we can notice weaknesses that originated from the beginning and apart from that, the lack of preventive maintenance also influences.
Fíjense esta filtración en la junta de construcción de la fachada frontal. Esta junta se ubica justo en la división de la casa original y la ampliación lateral construida posteriormente.
Mientras mayor sea la brecha del tiempo entre ambas construcciones, se determinará la necesidad de colocar un epóxico para unir ambos concretos desfasados. Aquí se nota que tal véz nunca utilizaron tal epóxico, ya que justo en esta junta se presenta la filtración.
Note this leak at the front facade construction joint. This joint is located right in the division of the original house and the lateral extension built later.
The greater the time gap between both constructions, the need to place an epoxy to join both out-of-date concretes will be determined. Here you can see that perhaps they never used such an epoxy, since it is right at this joint that the leakage occurs.

Aquí se presenta otra filtración en la fachada principal, específicamente en la unión de los elementos viga, columna y techo, obsérvese tambien fisuramiento.

De forma similar también está ocurriendo en la fachada posterior. Obsérvese la humedad que inclusive migra al interior de las paredes.
In a similar way it is also happening on the rear facade. Note the moisture that even migrates to the interior of the walls.
Aquí se encuentra una filtración en cruce de paredes externas, que también son zonas vulnerables. El revestimiento de la pintura también se va deteriorando.
